Outdoor recreation defines Draper's culture in a way it doesn't in most Salt Lake County suburbs. Corner Canyon Trails (a 40-plus-mile mountain-biking and hiking trail system maintained on city-owned open space) anchors the eastern edge of the city and attracts riders from across the Wasatch Front. The Bonneville Shoreline Trail crosses the foothills above Draper. The Loveland Living Planet Aquarium (a regional destination drawing over 600,000 visitors annually) sits in the city's commercial corridor. The Silicon Slopes tech corridor stretches from Draper south into Lehi and Pleasant Grove, and a meaningful percentage of Draper's residential population works in tech. Suncrest's elevation changes everything. Suncrest sits 2,000 feet above the Salt Lake Valley floor, and the engineering specs scale accordingly. Frost penetrates deeper at 6,400 feet (we engineer for 36-inch minimum footing depth in Suncrest versus 30 inches at the valley floor). Snow loads run 30 to 50 percent above central Draper specs. UV exposure compresses stain and finish maintenance schedules. Wind exposure on the ridge can spike sharply during storm events. We approach Suncrest builds as a different class of project than central Draper.

Outdoor culture drives deck use. Draper residents use their decks more days per year than residents in most other Salt Lake County suburbs. Decks are designed for serious year-round use (covered grilling stations, integrated outdoor kitchens, hot tub integration) rather than seasonal entertaining. The Suncrest community in particular treats outdoor living as a primary use of the property, not a secondary feature.

Newer housing stock means more new builds and fewer repairs. Most Draper residential construction happened between 1995 and 2020. The housing stock is younger than Holladay's or Millcreek's, and the deck inventory is correspondingly younger. We see fewer wholesale rebuild jobs in Draper than in older service areas, but more new construction on infill lots and more mid-life maintenance and railing-upgrade work.

Corner Canyon proximity. Properties within walking or short-bike distance of Corner Canyon Trails (the eastern strip of Draper from approximately 1300 East eastward) command a premium and tend toward higher-spec builds. Cable railing oriented toward the foothill views is common in this strip.

Tech-family demographic. The Silicon Slopes adjacency brings a younger demographic (median age in Draper is meaningfully lower than in Holladay or Cottonwood Heights). Tech-family households tend to invest more in outdoor-living and integrated lifestyle features. We see more outdoor kitchen integration, more hot tub deck construction, and more kids-oriented design features (built-in benches, play structure integration, sandbox cutouts) in Draper than in other service areas.

The 2025–26 winter was the warmest in Salt Lake City's 150-plus years of tracked record, and Draper specifically felt the mild winter at two elevations. Central Draper saw the same valley-floor pattern as the rest of the county. Suncrest at 6,400 feet had a more typical mountain winter (more snow than the valley floor), but it still ran below normal. The spring shoulder season started early at both elevations, and the booking calendar has run forward of normal across the entire city.

Does the Suncrest HOA review deck designs?

Yes. The Suncrest Master Owners Association has architectural standards that apply to any exterior modification including deck construction. The review process typically takes 4 to 6 weeks. We handle the submission as part of the design phase.

Range depends on the part of the city. Standard composite deck builds run $25,000 to $55,000 across central Draper.
